What is Epworth Villa?

Epworth Villa is a Life Plan Community offering vibrant retirement living for residents ages 55 and older. Located in Northwest Oklahoma City, Epworth Villa is a not-for-profit 501(c)(3) community affiliated with the Oklahoma Conference of the United Methodist Church. We offer distinctive apartment, cottage and garden home residences, along with a wide range of convenient services and amenities. Epworth Villa offers a complete continuum of care including independent senior living, assisted living, memory care assisted living, skilled nursing, rehabilitation, respite, long-term care, and long-term memory care.

What is a Life Plan Community?

A Life Plan Community provides a quality, residential living environment in which senior adults live full, independent lives as actively as they wish, with the assurance of on-site assisted living and nursing care if needed. Life Plan Communities provide private residences in a community setting. Residents enjoy common areas for dining and other activities.

Who owns and operates Epworth Villa?

Our community is a not-for-profit 501(c)(3) corporation. A volunteer board of directors provides governance and articulates the vision and mission of Epworth Villa. This dedicated group of individuals is composed of representatives of the Oklahoma Conference of the United Methodist Church, as well as business and other area leaders.

What kinds of fees do residents pay?

Residents pay a one-time entrance fee upon moving to Epworth Villa. This fee assures our residents that they will have a lifetime residence here, access to community activities, and access to all services and programs provided by Epworth Villa.

Residents also pay a monthly fee to enjoy the following services:

  • Full-service dining room in our three dining venues (Redbud Room—a fine dining experience, The Bistro, and The Café)
  • Private living and dining room available for entertaining
  • Weekly flat-linen services
  • Housekeeping services every other week
  • All utilities except landline and internet access
  • Expanded basic cable television
  • 24-hour emergency call system in each residence and Safety Personnel on-site
  • Movie theater
  • Ballroom
  • Game rooms
  • All exterior and interior maintenance
  • Recreational, cultural, educational and spiritual programs
  • Regularly scheduled local transportation for shopping and special outings
  • State-of-the-art fitness center
  • Indoor heated pool and whirlpool
  • Community garden that includes individual space
  • 40 acres of beautiful grounds with gardens, walking trails, lake and gazebo
  • Woodworking shop
  • Art studio

The entrance and monthly service fees vary depending on the type of residence, number of occupants, type of financial agreement and refund plan selected. Epworth Villa offers residents a choice of two financial programs, each with a choice of refund options: the LifeCare program and the Fee For Service program.

What type of residences does Epworth Villa offer?

You’ll find a variety of residences at Epworth Villa, including sixteen styles of apartments ranging in size from 405 to 1,544 square feet, cottage duplexes ranging in size from 1,400 to 2,190 square feet, and garden homes that are 2,256 square feet.

How do the financial programs differ?

With LifeCare, you pay a one-time entrance fee and a monthly service fee, which provide you with lifetime access to your apartment or cottage home and the financial security of knowing that any short- or long-term health care needs will be met right here at Epworth Villa with minimal increase in the monthly service fee. So if you ever need care, you know where you’ll receive it, who will provide it, and what it will cost.

In addition, with LifeCare, a portion of your entrance fee is deductible on your federal income tax return as a pre-paid medical expense. We encourage you to consult with your personal tax advisor for more information.

The Fee For Service Program utilizes a one-time entrance fee and a monthly service fee, both of which are lower than their corresponding LifeCare entrance fee and monthly service fee. Under these plans, residents receive the same lifetime residency rights as the Life Care Program, with the financial freedom of not paying for future short-term or long-term health needs until needed. Residents have access to health care services on campus, paying for them at the then-prevailing rates, using their existing long-term care insurance policies or personal assets.

What kinds of amenities and common areas are available for residents?

Epworth Villa provides opportunities for spiritual, cultural, educational, and recreational pursuits. Our fitness center features state-of-the-art fitness equipment, along with group classes in balance, stretch and flex, and line dancing. We also have an indoor heated swimming pool with a whirlpool. Other opportunities include an arts studio, gardening area, library, chapel, convenience store, and salon and spa. We provide regularly scheduled transportation to a wide variety of popular area destinations and activities.

What is included in the monthly service fee?

The monthly service fee entitles residents to enjoy these services:

Is the monthly service fee fixed or is it subject to change?

The monthly service fee is subject to change. It is reviewed annually by the Board of Directors and management, and may be adjusted based on the community’s actual operating costs. Epworth Villa strives to maintain its fees at the lowest feasible levels consistent with sound financial practices.

Is there a resident's association?

Yes, every resident of Epworth Villa is a member of our Resident’s Association, which is an active, integral part of the community.  The Association and its committees are instrumental in advising and interacting with management concerning many facets of community life. Committees include wellness, dining, welcoming, and religious life, plus others that reflect the varied interests of our residents.

Are there any additional services available?

What health care services are available?

Our on-site health services include traditional and memory care assisted living, skilled nursing care, rehabilitation, long-term care, and home- and community-based services. Epworth Villa provides specialized, high-quality health care and support services across all levels of care to meet the changing needs of our residents and the greater community.

How do I become a resident?
  • Schedule a personal visit with one of our knowledgeable Retirement Counselors to learn more about the benefits and value of retirement living at Epworth Villa.
  • Select the apartment, cottage or garden home that best suits your preferences, and make a reservation deposit.
  • Complete and submit your application forms.
  • Submit the remaining balance of the entrance fee and complete the closing process.
